It forecasts rents, operating expenses, renovation premium, refinancing, and exit returns. Yes. Up to 40 residential segments per project, each with its own unit mix, rent inputs, operating expense profile, and exit assumption. Multifamily, apartments, single-family homes, condos, townhomes, student housing, senior housing, affordable housing, and mobile home parks all work in one model.

What if the acquisition expands to include commercial or hotel uses?

TILT can upgrade the model to the mixed-use version. The same engine handles residential plus commercial plus hotel acquisitions in any combination.

Does the model handle value-add residential underwriting?

Yes. Renovation premium per unit, phased lease-up, rent increases on renovation completion, and refinancing for cash-out are all standard. The model also handles concessions, vacancy assumptions, and bad debt allowances per segment.

What financing types does the model support?

Conventional acquisition loans, mezzanine debt, grants, and up to 3 sequential refinances for cash-out or LTV-target events. Refinancing assumptions flow through to LP and GP cash flows automatically.

What if I need a feature the model does not have?

TILT can customize the model. Specific lease structures, output variations, or financing twists the standard build does not cover get added by Justin for an hourly fee.

How long until I am productive?

Most clients have their first acquisition running within an hour. Each TILT model includes up to one hour of working time with Justin in total. You can use 15 to 30 minutes before buying to test your deal structure; that time counts toward the hour. Ongoing technical support is free.
